Welcome to the website and online services of CamWise Association Management LLC ("CamWise," "we," "us," or "our"). These Terms of Service ("Terms") govern your access to and use of our website at https://www.camwiseam.com, resident registration pages, and associated property management portals and services (collectively, the "Services"). By accessing or using our Services, you agree to be bound by these Terms and our Privacy Policy at https://www.camwiseam.com/policies/privacy-policy. If you do not agree to these Terms, please do not use our website or services.

1. Scope of Services

CamWise Association Management LLC is a state-licensed Community Association Management firm providing operational, administrative, accounting, and maintenance coordination services for residential homeowner associations (HOAs) and condominium associations. Our website and online tools provide residents, property owners, board members, and vendors with access to community information, account authorization forms, resident portal links, payment guidance, maintenance work order requests, and official association communications.

2. User Accounts & Resident Portals

To access certain features of our Services, such as viewing account ledgers, submitting work orders, or paying association dues, you may be redirected to or required to create an account on our integrated third-party property management software platform (e.g., Buildium). You agree to provide true, accurate, current, and complete information when registering or submitting forms to our office. Furthermore, you are responsible for maintaining the confidentiality of your account login credentials and for all activities that occur under your account. You must notify our office immediately at info@camwiseam.com of any unauthorized use of your account or security breach.

3. SMS & Mobile Communications Terms (10DLC Compliance)

CamWise Association Management LLC provides operational and transactional SMS text messaging services to registered residents, board members, and vendors who have provided express consent. Text messages are used strictly for operational and transactional property management purposes, including account ledger updates, dues reminders, portal support, maintenance work order statuses, covenant violation inquiries, and emergency community notices. Opting in to receive text messages occurs when you complete an online contact authorization form, submit a paper onboarding packet, enroll via our resident portal, or verbally request text updates during an inbound call with our office.

You may opt out of receiving SMS messages at any time by replying STOP to any text message sent from our office, after which you will receive one final message confirming that you have been unsubscribed. For assistance regarding text messages, reply HELP to any message or contact our office directly at info@camwiseam.com or (772) 237-1294. Message frequency varies based on your ongoing interactions with management and community activity, and standard message and data rates may apply depending on your mobile carrier. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with or sold to any third parties.

When accessing or using our website and Services, you agree not to engage in prohibited activities. Specifically, you shall not provide false, misleading, or fraudulent contact or property information. You shall not use the website to send unsolicited bulk communications, spam, or promotional material. You are strictly prohibited from attempting to gain unauthorized access to our servers, networks, portal systems, or administrative databases.
