1. The Governing Body, Not a Social Club
The Homeowners Association (HOA) itself is a non-profit corporation, and the Board of Directors is its governing body. Simply put,Ā the Board acts on behalf of all homeowners to run the business of the community.
Unlike a neighborhood social committee, the Board has real authority and significant responsibilities, all defined by the association's legal documents and state law.
2. Understanding the Boardās Core Mission
Every action the Board takes should align with its core purpose, which boils down to three primary duties:
- The Board ensures the community's aesthetics and infrastructure are maintained to a high standard. This involves everything from enforcing architectural guidelines to maintaining common areas.
